108 East 86th Street just off Park Avenue was built in 1924 and converted to co-operative in 1980. Displayed on a wall near the elevator in the buildings lobby, a framed copy of the original advertisement from 1924 announces apartment sales for simplexes of 5-6 rooms on floors 2-6 and larger duplexes on the floors above. Over the years, the duplexes were eliminated and turned into simplexes, the last in 1971. Original floor plans from the period show sewing rooms as well as fireplaces in the master bedrooms which no longer exist. Today, this intimate co-op with full service doorman and resident super has 28 apartments on 15 floors.

Subletting Allowed
Subleasing is discouraged. Any shareholder wishing to sublease must request approval in principle to sublet apartment. Permission to sublet must be granted by the Board of Directors before the Subtenant submits an application. A sublease fee of 10% of monthly rent OR 10% of monthly maintenance, whichever is greater, will be billed on the Shareholder's monthly maintenance statement for the duration of the sublease. Shareholders may sublet for a maximum of one (1) year in a 10 year period.
