  • Effective 7/1/19 all leases and lease renewals will be subject to a monthly lease charge in an amount equivalent to 5% of the monthly common charges. This fee will be charged monthly on the unit owner's common charge account for the duration of the lease agreement.
  • Additional Notes from the Board: 1)       In the event the Unit is being purchased by a Purchaser other than an individual or individuals, that Unit may only be occupied by principals of such entity and their immediate family. At the Closing of the Unit, the entity acquiring the Unit will be required to execute an Occupancy Agreement, prepared by the Condominium's counsel, setting forth the names of the individuals who will be occupying the Unit. Additionally, the Board reserves the right to require such Purchaser to produce an individual reasonably acceptable to the Board, to guaranty Purchaser's obligations to the Condominium. Such person shall be required to complete the application required of all purchasers, to submit the required back up documentation requested in said application and execute the Credit Release Authorization referred to in item 6 of the application. To evidence such obligations such person produced by Purchaser shall be required to, at Closing, execute a guaranty prepared by the Condominium's counsel. Any legal fees charged for review on the Purchaser's formation documents and the preparation of the guaranty, escrow agreement (referred to in item 2 below) and the designation for service of process (referred to in item 3 below) shall be paid for by Purchaser up front. 2)       The Board reserves the right to require any Purchaser to deposit and maintain up to six (6) months of common charges with the Condominium to secure its obligations to the Condominium. 3)       The Board reserves the right to require any Purchaser who is acquiring the Unit for use other than a principal residence to designate an individual within the City of New York as its agent for service of process.
