Turtle Bay Towers, a luxury building built in 1929, is set in a historic prewar property. The 27-story tower is known for its striking terraced facade and some apartment offering wide-open views of the Midtown skyline and the East River.

APPLICATION TIMING:  
PLEASE NOTE THAT THE BOARD REQUIRES THIRTY DAYS (30) DAYS FROM THE RECEIPT OF ALL REQUIRED MATERIALS IN PROPER FORM TO ISSUE THEIR APPROVAL. ANY REQUEST FOR AN EXPEDITED REVIEW MUST BE SUBMITTED IN WRITING PRIOR TO THE SUBMISSION OF THE PACKAGE FOR THE BOARD'S CONSIDERATION.
  • EFFECTIVE IMMEDIATELY: Submission fees and a complete application must be submitted online.
Maximum Financing - 90% of appraised value Notice to Shareholders: In order to avoid the additional electronic submission fees for Refinancing/HELOC applications, a hard-copy application may be submitted to management. Please contact the transfer agent directly, if you wish to submit a hard copy.  However, be advised that electronically submitted applications allow for faster processing.  This option applies to refinancing/HELOC applications ONLY. Notice to Brokers: We ask that you start the online application. As the Package Initiator you will have the ability to invite applicants and shareholders to the online application and do a final review prior to submitting to Management. As Package Initiator you will have to assign fees due upon submission. Notice to Owners: If you or the applicant do not have a broker, please have the applicant start the application process.
  • Open House Policy:
    • Open houses are only permitted on Sundays from 11am to 5pm.
    • All open houses must be scheduled with the property manager at least two days in advance.
    • All attending an open house must be accompanied to and from the lobby and apartment by his/her representative.
Smoking: Prohibited in all public areas of the building.

Scheduling:
 
All moves and deliveries of furniture and large items, such as appliances, in and out of the building must be scheduled with the Resident Manager at least 48 hours prior to the move. Moves are only permitted Monday through Friday (not including holidays) during the hours of 9 am to 5 pm (all moves must be completed by 5 pm), and deliveries of furniture and large items are only permitted Monday through Saturday (not including holidays) during the hours of 9 am to 5 pm.

Authorized entrance: All moves and deliveries of large items must be made through the 45th Street entrance to the building and the service elevator.

Moving Insurance:
 
If a moving company is used for a move, all required proof of insurance and applicable fees and deposits must be provided in advance of the start of the move.

Cost of damage to the building:
 
 Building staff will monitor all moves and deliveries, and any cost incurred by the Lessor to repair damage caused as a result of the move or the delivery will be the sole responsibility of the applicable Lessee or resident.

Cost of moves over schedule: The Corporation reserves the right to withhold security deposits for moves that run thirty minutes or more over schedule at the resident managers discretion. The portion retained will be prorated for moves that run between 30 minutes and two hours over schedule; the full deposit will be retained for moves that run two hours or longer over schedule.

Deposits: Move out security deposits must be provided to the managing agency at least one week prior to the requested move out date, along with providing a forwarding address for the deposit return. Checks not cashed within 90 days of issue will be deemed forfeited to Turtle Bay Towers Corp.
