Purchasing Policy
  • Financing: 80%
  • Guarantors: NOT ALLOWED (Sale or Sublet).
  • Co-Purchasing: NOT ALLOWED. 
  • Parents Buying for Children: NOT ALLOWED.
  • Pied-A-Terre: ALLOWED (Provided the shareholder can afford to maintain both apartments and that while the shareholder is not in residency at the building, no one is allowed to stay in the apartment without the shareholder in occupancy. Family members must complete and submit a sublet application for board approval prior to moving into the unit).
  • Gifting: ALLOWED (A letter must be provided stating the amount of the gift and that it is specifically for the purchase of said apartment, and that it is not expected to be paid back at any time).
  • LLC: NOT ALLOWED.
  • Trust: NOT ALLOWED.
  • Corporation: NOT ALLOWED. 
  • Student: NOT ALLOWED.
 
Sublets / Sublet Renewal Policy
  • Residency requirement: Shareholder must be in occupancy of an apartment for three (3) years before being permitted to submit a sublet application.
  • Sublet term: The maximum length of a sublet term is 1 year, renewals require board approval.
  • Sublet application fee: $1200 
  • Sublet renewal fee: $600
  • Lease term must be listed only for the 1st and or 15th of every month
  • Sublet renewals must be submitted at least one month before the expiration of a lease. 
  • Renewals that are not approved by the date of a current lease expiration (whether by late submission or insufficient time for review by the Board) shall be subject to a $250 late renewal fee the date after the lease expires. For each subsequent month where a lease renewal is not submitted, a $500 fee (2 months late) and then $750 (three months late and on). Fees shall be levied on the shareholders account. 
  • If a shareholder is found to have an unauthorized sublet of their apartment, the Board shall levy a fine in the amount of $5,000. 
  • If there is a current mortgage on the apartment a written approval from the bank will be required stating that they have given permission to sublet the unit. (Mandatory requirement, no exceptions). If there is no mortgage on the unit, a letter from the shareholder stating that they currently do not have a mortgage will be required (Mandatory requirement, no exceptions).  
  • Sublet Fee to shareholder is .46 cents per share, per month [Effective Jan 1, 2025].
