The Woodstock Tower is a pre-war, landmarked building that majestically rises high above 42nd street, between 1st and 2nd Avenues. Built by Fred F. French in 1929 in the Tudor style, the 459 unit building was originally constructed for pied-a-terre rentals and as a hotel but was later converted into cooperative apartments in 1980.

At 32 stories, it is the tallest building, perhaps the grandest, in the Tudor City complex. It is noted for its series of stepped terraces with commanding views of the river and the city. It has a canopied entrance, a four-story limestone entrance surround, and newly appointed external bricks. There is an elegant two-storied lobby and recently renovated hallways and elevators.

Move in and out fees- non refundable must be paid with the application regardless if the unit is vacant or Furnished. Move in and out deposit- refundable will not be required.

SUBLET POLICY:

PLEASE NOTE: THE APPLICATION PROCESS, FROM SUBMISSION OF APPLICATION TO BOARD'S DECISION, IS APPROXIMATELY A MONTH (30 DAYS) LONG. PLEASE PLAN ACCORDINGLY. ANY APPLICATION NOT IN COMPLIANCE WITH THE COOP RULES WILL DELAY THE APPLICATION PROCESS TIMELINE.

Subtenants are bound by the Corporations House Rules and Move-In policy.
Move in and out fee of $300.00- non refundable are mandatory to be paid regardless if the unit is vacant or furnished.

Please reach out to either package processor or property manager for the return of your move in and/or out deposits, upon a successful move.

Subtenants will be interviewed by the Board of Directors prior to approval / or moving into the apartment. No exception.

No short-term leases will be allowed. All sublease and sublease renewal applications must be for a 1-year lease term. 
Maintenance payments and ANY additional fees/ assessments/ late fees or legal fees must be paid by the shareholder IN FULL PRIOR TO PACKAGE BEING PROCESSED.

If for any reason the tenant breaks the lease, the shareholder will be held responsible to pay for the full sublet fee until the end of the term of the lease.
Shareholders are responsible at all times for all activities within their apartments.

Pet- Service Animal only- Per the Board and Coop counsel applicant will submit the application for consideration. Applicant will include and upload a medical letter and a photo id of the pet under the contract of sale and or sublease agreement section.

TO SCHEDULE AN OPEN HOUSE - Shareholders who wish to hold an Open House must notify the door staff and Managing Agent two (2) business days ahead of time (excluding after office hours, holidays and weekends) as to the day, date and time as well as the names of the broker(s) and other designated representatives. Please note that failure to notify the staff and Managing Agent two business days before the open house may result in a denial of access to the apartment.

Trust transfer is permitted. Coop attorney will review trust document and all legal fee will be paid in full prior or at time of closing.
