Plaza 400 is a warm and welcoming community. A self-managed cooperative with a full-service office and staff on-premises, our building has earned its reputation as a first-class residence. Residents and visitors benefit from the attention and service delivered by our dedicated staff.

The cooperative is strategically led with a focus on prudent financial decision making, physical plant maintenance, capital improvement projects and lifestyle enhancements.

Our actively involved board of directors works closely with building management to assure responsive service to shareholders and quality maintenance of the buildings infrastructure, amenities and services. Shareholders are kept informed and engaged through newsletters, town hall meetings, social events and a state-of-the-art BuildingLink digital communication system.

Since 2015 the Corporation has made the following improvements to the Building: New chillers (2015); New boilers with dual fuel system (2016); All elevators modernized (2016);

Updated security system (2017); Renovated lobby (2017), Completed the 9th Cycle of LL 11 (2022); New Landscaping and Sidewalk on First Ave (2023)

SUBLET POLICY AND FEES:1. Sublets are for a term of 12 months and require Board approval.2. Renewals: A sublet period is defined as no more than one year, with possibleextensions to a maximum of three years, over a consecutive five year period.3. Residency: Shareholder offering the sublease must have been a resident for at least or for over (3) three years at the time of the sublet application.4. Shareholder must be current with their maintenance payments to theCooperative before the Board approves a Sublet request.
5. The Shareholders sublet fee is 15% of maintenance, to be billed on a monthly basis throughout the Sublet Term. For example: if the monthly maintenance on an apartment is $2,000, the shareholder will be charged an additional $300 per month during the term of the sublet ($2,000 maintenance plus $300 sublet fee).
