  • No application will be submitted to the Board where the Unit Owner is not current in all obligations to the Condominium.
  • No prospective purchaser may take occupancy of any unit until the Board of Managers has waived the right of first refusal.
  • Ensure all forms/contracts are signed (and initialed where necessary) by all relevant parties.
  • All supporting documentation must be submitted in English (if original is in another language, please provide both original and translated versions).
  • The amounts set forth on the Financial Statement form must be equal to the amounts on the supporting documentation.
  • Financial Statement amounts and all supporting documentation must be in USD. If funds are held in overseas accounts, a certified bank letter verifying the USD value must accompany said documentation.
  • Bank statements must clearly show Applicants name and mailing address.
  • Only line that has sprinklers is the P line and that is only from the 11th floor to the 31st floor.
Lease Fee: All new or renewed leases received on or after February 1, 2024, the lease fee will be 15% of monthly common charges. 
Please note: A $500.00 refundable deposit is required if a COI from the moving company is provided. If there is no professional moving company, then a refundable deposit of $1,000.00 is required to cover any damage or loss to condominium property during the move. (due at time of move in or move-out) ***Deposits are fully refundable once the move is completed and applicable common areas have been inspected by building staff. Cost of repairs for any damages caused by the move may be deducted from the deposit***
Trust and LLC Purchases: Trust and/or LLC documents must be reviewed by the condo's counsel at the expense of the requestor. A guaranty agreement will be prepared by the condo's counsel and must be signed by the LLC members or Trustees.
